Lease shall be assigned.
-within 48 hours following an accepted Promise to Lease,the
prospective Lessee(s) shall submit a credit check at their
entire expense with a letter of employment(if
applicable),which shall be verified by the sub Lessee and
Lessor's subject to their entire satisfaction; shall the
sub Lessee and Lessor's not be completely satisfied, the
promise to lease shall be null and void with notification
being made by electronic media to the prospective Lessee(s)
or their Broker if applicable within 48 hours following
said verification.
-the Lessee(s) must provide proof of rental insurance
including civil liability in the amount of two million
dollars(2,000,000)for the term of the lease, prior to
signing the lease.
-the Lessee(s) must open an account with Hydro-Quebec prior
to signing the lease and show proof
thereof to the Lessor's.
-the dwelling shall not be used as an AirBNB.
-the right to keep a cat or dog to be approved by the owner
of the apartment.
-there shall be no smoking of tobacco or cannabis inside
the dwelling or anywhere on the
property; Cannabis may not be grown inside or anywhere on
the property.
-there shall be no painting within the dwelling without the
Lessor's written approval; refinishing the
floors is prohibited.
